YOoOo.. So idk how there is so many bad reviews on this spot. I am so confusion.
My friend who is a long time orange country resident and Asian food connoisseur told us we had to try a banh mi from Tip Top. So who am i to tell her no. I have to admit that I don't ever crave or order banh mi's. I have never been a fan of sandwiches. Tip top def changed my mind.
I took one look and feasted my eyes on the veggie banh mi, yum. It took about 5-10 minutes but i watches as they made this delicious sandwich, each step of building this sandwich was done in such a science that I knew I was in for a treat.
As soon as they put the finishing touches on i ran over to grab that long sandwich. As soon as I unwrapped it you can smell the fresh veggies and the lemon grass glazed tofu. One bite and I was in love. The bread was freshly baked so it was nice and soft with a slight crisp to the ends. The sauce was amazing and all the flavors went together so well, I was almost tempted to buy another. -

Oh my goodness
This place is bomb.
Cheap prices, delicious food, super friendly staff, food arrives quickly and hot.
You can adjust the sweetness on almost all the juices as well :)
Very clean seating area, there is also a restaurant and to go/cafe style seating area in the front, if you don't feel like a sit down meal.
Conveniently located near a few fitness places too, for a post-workout snack/drink.
Highly recommend! :)

Huge selection. It's a sandwich place but has noodles, soups, rice dishes, etc. They have just about every standard Vietnamese food you can think of on their sit down menu. It's more of a takeaway place, so expect to -go quality food (but also low prices)!
I recommend their daily specials, especially the fried fish. They have a different special every day for a lower price. The fried fish was excellent, and seemed like the quality was slightly better than some of the other food we had.
Lots of tables and chairs inside. Parking is decent too! i think this place gets overshadowed by the Broadard right next door, but I would recommend it. -

Food was okay, ordered the tip top special hu tieu with soup. Broth wasnt as flavorful as i would have liked so i did have to add sirarcha and satay sauce to be able to eat it... we had a very large group of over 20 ppl and i can see where orders can get mixed up but it was beyond crazy. Anyways lots of options if u want sandwiches, noodles, soup or rice.

This place seems a bit busier during lunch than dinner. Came here for dinner and barely anyone there for a very nice, spacious restaurant. It's modern and clean.

Bun rieu was actually pretty good. But the problem was the after taste. It had this after taste and I was feeling so sluggish and thirsty after. So probably not gonna order it again even though it was good while I was eating it.
Calamari - he batter was so thick and oily. Pass on this
Broken rice dish - average. Nothing special.
Smoothie - it's supposed to be all natural fresh fruits only. The first sip was actually good and that was about it. The subsequent sips were just weird.
Parking is plentiful but other than that, the food is very average.
